Life in the Northend.

Beach Cabanas
Private oceanfront cabanas line the Northend's quiet beaches.
The Lake Trail
Miles of Intracoastal path from mid-island to the inlet.
Build New
One of the last places on the island with buildable lots.

The Northend is where Palm Beach exhales. North of Royal Poinciana Way, the island settles into a rhythm of tree-canopied streets, generous lots, and beaches that stay uncrowded even in season. Many stretches of sand here are lined with the tropical beach cabanas that have become a Northend signature — oceanfront entertaining, steps from your own back door.

On the lake side, the Palm Beach Lake Trail traces the Intracoastal from mid-island to the inlet at the northern tip — a morning ritual for walkers, runners, and cyclists, with the mainland skyline across the water. Homes here run from classic Mediterranean to crisp modern and contemporary, typically two to seven bedrooms, and the Northend remains one of the few places on the island where buildable lots still trade — the chance to raise a legacy home from the ground up.

It is the family end of the island: room for children and grandchildren to visit, the beach and the lake both within a short walk, and Worth Avenue only minutes south when the evening calls for it.

Good to Know

The Northend — common questions

Where is the North End of Palm Beach?
The North End runs from just above The Breakers all the way up to the Palm Beach Inlet — the top third of the island. North Ocean Boulevard and North Lake Way frame it, with the Lake Trail tracing the Intracoastal edge the entire length.
What kind of homes are in the North End?
Predominantly single-family: Bermuda and British Colonial houses, a strong mid-century stock, and a steady stream of new construction replacing older cottages. Lots are generally smaller and more walkable than the Estate Section, which is why the North End is often the entry point into island single-family ownership.
Is the North End cheaper than the Estate Section?
Generally yes. The Estate Section's ocean-to-lake parcels sit at the very top of the market, while the North End spans a much wider range — from renovated cottages to oceanfront estates. It's the section where buyers most often find an island house without an estate-scale budget.
What is the Lake Trail?
A paved public path along the Intracoastal that runs most of the island's west side, concentrated in the North End. Residents use it for walking, running, and biking, and its proximity is a genuine value driver on nearby streets.
Are there condos in the North End?
A handful, mostly low-rise buildings along North Ocean Boulevard and near Sunset Avenue. The island's condo inventory is concentrated In Town and in South Palm Beach — the North End is overwhelmingly houses.
How do you get to the beach from the North End?
Public beach access points are spaced along North Ocean Boulevard, and many streets are a short walk from one. Some properties include private beach cabanas or deeded access, which is worth confirming per listing.
