South of Worth Avenue, the island turns ceremonial. The Estate Section is original Palm Beach — grand homes raised in the 1920s for some of the wealthiest families in the world, many by Mizner and his contemporaries, set behind deep hedges on lavishly kept grounds. Along South Ocean Boulevard, the stretch known as Billionaires' Row, a handful of estates still run the full width of the island, ocean to lake.

The section carries its history lightly. The Bath & Tennis Club and the Mar-a-Lago Club anchor its social calendar, Everglades Island sits just offshore in the lake with views over the Everglades golf course, and the winter-resident tradition that built these blocks continues — though more of the great houses are now lived in year-round than ever.

Oceanfront, lakefront, ocean-to-lake, and the quiet estate streets between: this is the island's most prestigious address, and its most enduring one.

What is the Estate Section of Palm Beach?
The stretch south of Worth Avenue where the island's largest parcels sit — the address most associated with Palm Beach itself. Ocean Boulevard fronts the Atlantic, South County Road runs the spine, and the lots widen considerably compared with the rest of the island.
What is an ocean-to-lake property?
A parcel spanning the full width of the island, with Atlantic frontage on one side and Intracoastal frontage on the other. They are among the rarest properties in Florida, and the Estate Section holds most of the island's supply.
Why is the Estate Section the most expensive part of Palm Beach?
Scarcity of land. The lots are the island's largest, many carry direct ocean frontage, and almost nothing new can be created — supply is effectively fixed while demand is not.
Are there condos in the Estate Section?
A limited number along South Ocean Boulevard, including some of the island's better-known oceanfront buildings. The section is defined by its estates, but oceanfront condominium living exists here too.
What landmarks are in the Estate Section?
Mar-a-Lago is the best known, along with the Bath & Tennis Club and the Phipps Ocean Park corridor further south. The section's character is set by these anchors and the estate walls between them.
Is the Estate Section walkable?
Less so than In Town — this is a driving section, with wide lots and few retail blocks. Worth Avenue is a short drive north, and residents typically pair estate living with the town's amenities rather than walking to them.
